Lake Pointe Boat Dock Project
A new two-level swim dock and separate boat dock is scheduled to begin construction around June 1, with an expected build time of about 3–4 months.
While not ideal, the existing floating dock must be removed so crews can safely install new pilings and structures in its place; the board chose this option following significant deliberations to avoid safety risks to residents and regulatory issues with moving the old dock closer to the WTCPUA raw water intake.
The contractor will prioritize building the new day-dock portion first so residents can regain water access as soon as possible during the project with estimates ranging from 4-6 weeks.
Vista Pointe Park Improvement Project
The district received multiple bids for a major upgrade at Vista Pointe Park, including a new restroom building and other park improvements.
Two finalist contractors have been identified, and the engineer will work with them to clarify scope and costs—especially for the restroom and electrical work—before the board awards a contract at a future meeting.
The restroom design is a compact masonry building (about 10x10 feet) intended to fit the look of the park and neighborhood; detailed plans will be shared with the LPHOA for review in hopes that the same design can be reused in Napa Park, resulting in cost savings on design.
Separately, the board has approved a contractor’s bid to build and relocate the Lake Pointe Preserve gate that is at Vista Pointe Park. The location of the new gate will be at the back of the park, just as the lake access road begins and will allow less restrictive access to Vista Pointe Park for residents of the district.
Lake Pointe Wall Project
Updated survey work for the neighborhood wall replacement is complete, and the engineer is ready to move into full design and permitting once property and conveyance questions with the LPHOA are resolved.
The board has directed its attorney to formally request conveyance of the existing fences and footer wall and remaining monuments from the LPHOA and must delay major design spending until that issue is settled.
Lake Pointe Pedestrian Trailhead Parking Area
The new trailhead parking area in the preserve is complete and open, with clear signage and designated areas for vehicles and golf carts. Board members report it is draining well and already being used properly by families accessing the trails and dock.
To protect nearby roads and trails from storm damage, the district approved a drainage project that will add a drain and inlets to better capture and redirect stormwater away from the PUA facilities and preserve trails.
Lake Pointe Entrances & Monuments Replacement
The district’s engineer and landscape architect have prepared concept designs for new entry monuments that comply with City of Bee Cave and Travis County sign codes for each of the Lake Pointe entrances.
Before moving into full design and permitting, the board plans to coordinate with the LPHOA on conveying existing wall and /monument responsibilities and will share concepts more broadly once the board has narrowed options.
Bond Application and Issuance
The Board is preparing to amend its preliminary engineering report to include the trailhead parking area and Vista Pointe Park projects, ensuring the final bond application accurately reflects all planned improvements. Formal authorization for this revision has been deferred until the June meeting to allow the District Engineer to provide a firm cost estimate for the update.
There is no immediate rush to issue bonds, as the District can currently fund the initial steps of the projects using existing reserves and seek reimbursement at a later date.

Who maintains the new amenities?
Maintenance for all new facilities, including restrooms and docks, is included in LPMUD’s annual operating budget.
____________________________________________________________________
Will the current swim dock remain accessible?
Yes, the existing dock remains accessible during most of the construction period.
____________________________________________________________________
What about parking and accessibility?
The current parking lot will be redesigned and optimized for efficiency, and the stairway/trail to the dock is being improved. A concrete lot cannot be built due to the Wildlife Protection Act.
____________________________________________________________________
Who oversees these projects?
LPMUD works with experts including the District Engineer (KFM) to manage projects like the stone walls and new dock.
____________________________________________________________________
Will LPMUD indemnify the LPHOA?
The LPMUD will retain ownership of the new amenities, maintaining sovereign immunity. In the case of Napa Park, a legal easement will be arranged.
