Lake Pointe Boat Dock Project
Regulatory Update: The Board received the final necessary exception for the Swim Dock from TCEQ in early April, 2026.
Formal bids for the new swim dock were received in March 2026, and we are excited to announce that the Board awarded the project in the April regular session. The necessary legal agreements and plans are being put in place, and we expect construction to commence soon.
Vista Pointe Park Improvement Project
The project is currently in the public advertisement phase, with postings appearing in the required newspapers through early April. A pre-bid call for those interested in bidding is projected for early May, and formal bids are due May 8. From there, the bids will be reviewed for Board approval, expected in mid-May followed by commissioning of a survey of the area.
Lake Pointe Wall Project
A survey of the over-mile-long run of the wall has been partially completed and coordination is ongoing with the survey team to complete. The board recently approved additions to the survey that are needed for thoroughness and decisions. The next steps are for the survey contractor to complete the survey and deliver to the landscape architect and finally to the Board for review and action.
Lake Pointe Pedestrian Trailhead Parking Area
This project commenced in February and is nearing completion now. New signage has been erected to help manage the flow of traffic and maintain order in parking, as we try to maximize its usability. These efforts are in preparation for a new and improved dock. After a few final touches the parking area will be reopened for resident usage.
Lake Pointe Monuments Replacement
Originally intended to be completed in conjunction with the Wall project, the Board decided to split off this project in order to move it more quickly than we believe the Wall project will progress. This requires close coordination with the Wall project as the aesthetics of the signage and wall must mesh well. The Monuments Replacement project is now in the early planning stages to devise the process and organize next steps.
Bond Application and Issuance
The District has officially initiated the bond application process, which is a multi-stage procedure and will take some time to complete. At this time, no bonds have been issued, thus the District is not yet incurring debt or interest costs related to these projects. Further, there have been no tax increases for residents associated with debt repayment.

What’s happening in Lake Pointe?
The Lake Pointe Municipal Utility District successfully passed a bond election on May 3, 2025. The Board is now funding key capital projects throughout the neighborhood.

How much will these projects cost?
The approved funding for capital improvements is up to $8 million.

How are the projects being funded?
Funding comes from municipal bonds, with repayment spread over 20–25 years through resident property taxes. The current estimate aims to keep the impact below $0.05 per $100 of appraised value. Costs are not expected to exceed $0.07 per $100.

Wooden Boundary Fence Replacement

Replacing wooden fences with stone walls along Resaca Blvd, Sonoma Drive, and the eastern edge of the neighborhood.
Swim Dock Replacement

The old floating dock is being replaced with a larger, stationary, double-deck dock.

A separate structure near the dock with two day slips for loading/unloading vessels.

What is the project timeline?
Projects are phased over the next few years. Some projects are already underway, including the swim dock replacement.

Who maintains the new amenities?
Maintenance for all new facilities, including restrooms and docks, is included in LPMUD’s annual operating budget.

Will the current swim dock remain accessible?
Yes, the existing dock remains accessible during most of the construction period.

What about parking and accessibility?
The current parking lot will be redesigned and optimized for efficiency, and the stairway/trail to the dock is being improved. A concrete lot cannot be built due to the Wildlife Protection Act.

Who oversees these projects?
LPMUD works with experts including the District Engineer (KFM) to manage projects like the stone walls and new dock.

Will LPMUD indemnify the LPHOA?
The LPMUD will retain ownership of the new amenities, maintaining sovereign immunity. In the case of Napa Park, a legal easement will be arranged.

How will restroom access be managed?
It’s likely that restrooms will be accessible during the day and secured at night. Final specifications are still being finalized.

Will restrooms be added near the dock?
No. Changing coves are included on the dock, while new restrooms are at Vista Pointe and Napa Parks.

Walls are estimated at 8 feet, but actual heights will mostly match the existing fences.
